Three Listing Service Levels: Compare the Work Before You Compare the Fee
Compare listing services by the work included, who handles it, and the total cost. Ask for a recommendation based on your property and goals, with the reasons written down, before choosing a service level.
A percentage doesn't tell you the plan
Two agents can quote the same fee and include different work. Two service levels from the same agent can solve different problems.
Before choosing, ask what your home needs to attract suitable buyers and get to closing. A clean, ready house and a house needing contractors or an out-of-state cleanout may need very different help.
Put the services beside each other
I discuss three service levels with sellers and recommend one based on the property and goals. Ask to see the actual current proposal, because scope and price need to be clear for your situation.
Compare photography, 3D scanning, listing preparation, marketing, showing coordination, offer review, and closing support. For anything included, ask who performs it and when.
If a service isn't included, decide whether you'll handle it, hire someone else, or skip it. A lower fee can be a good fit when you understand the work you're taking on.
Ask how the marketing works
“Online marketing” is too vague to compare. What gets created? Where will it appear? When does it go out? How will we judge the response?
A written launch plan should connect preparation, pictures, pricing, and buyer access. More advertising isn't automatically better if the price or presentation is wrong.
Separate the bills
Commission is negotiable. My listing options start at 1.5%, but the right proposal depends on the work agreed. Ask about third-party costs, optional services, buyer-agent compensation, and any separate program fees.
Don't compare one listing fee with another seller's total closing bill. The selling-cost guide shows the other lines.
Make the recommendation explain itself
I'd want you to ask: “Why this level for my house?” The answer should connect the service to a problem or goal, not just say the bigger package has more features.
Get the scope, cost, responsibilities, and cancellation terms before signing. Then choose the plan you understand and can follow.
Questions people ask about this
Is commission negotiable?+
Yes. There is no standard rate. Agree on the fee and services before signing.
Do I need the most expensive level?+
Not automatically. The recommendation should explain what your home needs and why.
What should be in writing?+
Services, price, your responsibilities, extra charges, timing, and the listing agreement's terms.
Are repairs included in commission?+
Don't assume so. Contractor work or a repair program can have separate costs and agreements.
How do I compare two agents?+
Compare the written work, responsibilities, marketing, communication, and total expected cost alongside the fee.
