How to Show Your Home While You're Still Living There
You don't need to live in a showroom. You need a realistic showing schedule, a short reset checklist, and a safe place for private belongings. Agree on those before the listing goes live.
Start with the schedule you can keep
Tell me about work, school, naps, pets, and anything that makes leaving difficult. Then we'll set expectations for showing notice and available windows.
More access gives buyers more chances to see the home. Tighter windows can help your household but may exclude someone. We'll discuss that tradeoff rather than promise unlimited access you can't deliver.
Use a fifteen-minute reset list
Make a small list you can repeat: clear the main counters, put laundry away, tidy bathrooms, and check the entrance. Choose the tasks that help buyers understand the space.
A deep clean before launch makes those daily resets easier. That doesn't mean every closet needs to look like a store display. Buyers need to see usable rooms and storage without belongings blocking the view.
Put private things somewhere secure
Remove or secure medications, financial papers, small valuables, keys, and anything you don't want photographed or handled. A showing appointment isn't a reason to leave sensitive items exposed.
Discuss recording devices with your agent before showings. Device use, notice, and audio recording raise separate questions; get appropriate advice for your setup.
Plan where you'll go
Buyers need space to look and talk. A walk, an errand, or time with a neighbor can make the appointment easier. Have a backup for bad weather and a showing that runs long.
If leaving isn't possible, tell me before we launch. We'll plan access honestly rather than surprise a visitor or leave you scrambling. The pet showing guide covers animal care.
Review how the schedule is working
If showings interfere with daily life, we'll adjust. If buyers can't get in, we'll discuss what that costs you. The point is a sale plan you can follow long enough for it to work.
At our first walk-through, show me the rooms that are hardest to keep ready. Those are planning questions we can solve together.
