Made-up example—not a real home or client result. All prices and property details below are invented to show the format. This is not the automated estimate report.
What a personal review could look like

Your home’s value. In plain English.

Example: a three-bedroom home with an updated kitchen and a roof that needs a closer look.

Illustrative price range

$300,000–$320,000

A possible selling range for this made-up example—not what the owner would keep after the mortgage and selling costs.

What’s still unknown: the roof’s condition and the cost of any needed work. Those facts could change the range.

Why that range?

A real review would name the nearby homes, show when they sold, and explain how they compare with yours. Here’s the idea using invented examples:

Example home A

Sold for $305,000

Similar size and layout. Older kitchen. That may make yours more appealing, but we’d also compare the location and condition.

Example home B

Sold for $318,000

Similar updates, with a newer roof. We wouldn’t assume your home should sell for the same price without checking your roof.

Example home C

Asking $335,000

Still for sale. That’s the seller’s asking price—not proof that a buyer will pay it.

What could help?

  • A kitchen buyers don’t need to redo.
  • Clear photos and rooms that are easy to walk through.
  • A price that makes sense beside the other homes buyers can choose.

What could hold it back?

  • Roof work a buyer needs to budget for.
  • Incorrect room sizes or other property details.
  • Similar homes offering more for the same price.
An example recommendation

Check the roof before spending money on more upgrades.

Get a written roof assessment and repair quote first. Then compare selling as-is with doing the work. Don’t assume a new roof will add back every dollar you spend.

If the money left after your loan payoff and selling costs won’t make your next move work, waiting may be the better choice.

What would your review use?

Your home’s details, recent nearby sales, homes for sale now, and what you tell me about updates and needed work. I’ll explain what I know and what still needs checking.

This sample is not an appraisal, cash offer, or guarantee of a sale price. A personal review takes more information than an address. It is separate from the online estimate.
