1. Ownership, Brokerage Status, and License Disclosure
Fishnick Realty Advisors is a trade name and advisory brand operated by Jeremy Fishnick, a licensed real estate salesperson/agent affiliated with LPT Realty, LLC, a Wisconsin-licensed real estate brokerage.
Fishnick Realty Advisors is not a real estate brokerage.
All real estate brokerage services described on this Website are provided exclusively through LPT Realty, LLC, in compliance with Wisconsin Statutes Chapter 452, applicable Wisconsin Administrative Code provisions, and regulations enforced by the Wisconsin Department of Safety and Professional Services (DSPS).
Nothing on this Website shall be interpreted to suggest that Fishnick Realty Advisors operates independently of LPT Realty, LLC or outside the authority of LPT Realty, LLC.

3. No Agency Relationship Without Written Agreement

An agency relationship, fiduciary duties, compensation obligations, or guarantees exist only upon execution of a written listing agreement or buyer representation agreement with LPT Realty, LLC, signed by all required parties.
Until such an agreement is executed, Fishnick Realty Advisors and LPT Realty, LLC act solely as information providers.
4. Scope of Services
Fishnick Realty Advisors provides real estate advisory, education, and marketing coordination services within the scope of Wisconsin real estate licensure and under the supervision and authority of LPT Realty, LLC.
Fishnick Realty Advisors does not provide:
Legal advice
Tax advice
Appraisal services
Certified valuation opinions

7. Satisfaction Guarantee (No-Lock-In Policy)
Fishnick Realty Advisors supports consumer flexibility and may offer a satisfaction-based cancellation policy, subject to written agreement terms.
Sellers are not locked into long-term contracts
A seller may terminate a listing agreement in accordance with its written terms
Termination does not eliminate obligations related to protected buyers
8. Buyer and Lead Protection
Any buyer or lead introduced, generated, or procured by Fishnick Realty Advisors or LPT Realty, LLC during the term of a listing agreement may be deemed a protected buyer.
If a protected buyer purchases the property during the protection period defined in the listing agreement, commission compensation remains due to LPT Realty, LLC, even if the listing was terminated prior to closing.
9. Top Dollar Guarantee – Terms and Conditions
Fishnick Realty Advisors may, in limited circumstances, offer a Top Dollar Guarantee, subject to the following strict conditions:
9.1 Written Agreement Required
No Top Dollar Guarantee exists unless expressly stated in a written addendum to a listing agreement executed with LPT Realty, LLC.
9.2 Definition
“Top Dollar” means the highest price reasonably obtainable under prevailing market conditions based on professional marketing and negotiation. It does not guarantee a specific price or profit.
9.3 Listing Price Requirement
The listing price must be mutually agreed upon in writing by the seller and Fishnick Realty Advisors. If the seller unilaterally sets or alters the price against professional guidance, the guarantee is void.
9.4 Seller Cooperation
Seller cooperation with reasonable marketing, showings, disclosures, and negotiation is required.
9.5 Remedy Limitation
If all conditions are met and the property does not sell for the agreed Top Dollar price, compensation may be paid up to a maximum of one percent (1%) of the final sale price, as the sole and exclusive remedy, if expressly stated in writing.
10. Limitation of Liability
To the maximum extent permitted by law, Fishnick Realty Advisors and LPT Realty, LLC shall not be liable for indirect, incidental, consequential, or punitive damages arising from Website use or services provided.
11. Indemnification
You agree to indemnify and hold harmless Fishnick Realty Advisors and LPT Realty, LLC from claims arising from your misuse of this Website or violation of these Terms.
